Jacob laid the leather portfolio flat on the glass dining table, flipping it open with the precision of a man who had rehearsed the sa gesture a thousand tis. Inside were neatly arranged forms: reservation agreents, financing terms, and a printed breakdown of the ₱62 million asking price.

Timothy pulled out a chair and sat, Tiffany sliding into the one beside him as if she had every right to witness the transaction. Her presence wasn’t lost on Jacob—he was all professionalism, but his eyes flickered once, reading the dynamic between them.

"So," Jacob began smoothly, "the standard financing term for a ₱62 million property usually stretches up to ten years with bank assistance. But if you are considering a shorter schedule—say, twelve months—we can arrange an internal developer-financed sche. It will be aggressive, but manageable if you are certain of cash flow."

Timothy leaned forward, his elbows resting lightly on the table. "Twelve months. That’s good, I want it cleared in a year anyways."

Tiffany’s head turned sharply toward him, but she bit her tongue. Financing sixty-two million pesos in twelve months? That was absurd—unless he had money she couldn’t begin to imagine.

Jacob nodded once, hiding his surprise well. "In that case, sir, the structure is simple. A twenty percent down paynt upfront, and the balance spread over the next twelve months, plus interest."

Jacob’s pen scratched lightly against the page as he did the math. He slid the paper across the table, the figures neatly lined up in bold strokes.

"Down paynt: ₱12.4 million. Remaining balance: ₱49.6 million. With the developer’s internal financing, monthly amortization will be approximately ₱4.25 million, inclusive of interest."

Tiffany’s breath hitched beside him. ₱4.25 million every month? That was more than her classmates’ families earned in an entire year. She stared at Timothy, half-expecting him to laugh it off as a bluff.

But Timothy only nodded, his face calm, almost casual. "That works for . I’ll settle the down paynt today."

Jacob blinked, montarily caught off guard by the ease in his tone. "Today, sir? In cash or via manager’s check?"

"Cash," Timothy replied without hesitation. "I’ll transfer it directly."

Tiffany turned to him, eyes wide. "Timothy... do you even know how much twelve million pesos is?"

He gave her a sidelong glance, the corner of his lips twitching as if he found her concern almost endearing.

"Yeah. I know exactly how much it is."

Jacob cleared his throat, regaining his composure. "Very well, sir. Once the down paynt is confird, the unit will be blocked under your na. We’ll execute the Contract to Sell, then prepare the Deed of Absolute Sale once the balance is fully paid."

He tapped the paper gently. "Few clients choose such an aggressive sche, Mr. Guerrero. It tells you’re confident in your liquidity. May I ask... are you sure you want to move this quickly?"

Timothy signed his na on the reservation agreent with firm strokes, the ink settling against the paper like a seal.

"I’m sure. I don’t plan on waiting years to give my family a better ho."

Jacob exhaled slowly, his smile widening into sothing genuine. "Then allow to congratulate you in advance. One Serendra doesn’t just sell units—it sells a lifestyle. And you, sir, are about to beco one of its newest residents."

Tiffany leaned back in her chair, her mind still reeling. Timothy wasn’t joking. He was really doing it—buying a ₱62 million condo like he was just ticking off a to-do list.

Timothy pulled his phone from his blazer pocket. He opened his banking app. The numbers on the screen glared back at him, proof of months of buy-and-sell hustle and the unspoken fortune that lay offshore.

He keyed in the amount: ₱12,400,000.00.

Tiffany leaned closer instinctively, her breath catching as the digits stacked up. For her, numbers like that belonged in boardrooms or whispered family etings about inheritances, not casually typed on a college student’s phone in the middle of a condo unit viewing.

Timothy entered the recipient details Jacob handed him—the developer’s official escrow account. He double-checked the figures once, twice, then pressed confirm.

A small vibration. Transaction successful.

The banking app flashed green.

Timothy set the phone down on the glass table like it was nothing more than settling a dinner bill.

Jacob’s eyes flickered to the confirmation screen, then back to Timothy. For a man who had handled countless high-value clients, his composure cracked for just a heartbeat. He quickly retrieved a receipt form from his portfolio and began writing, his strokes sharper now, more deliberate.

"Confird," Jacob said, his tone almost reverent. "Down paynt received. The unit is officially blocked under your na, Mr. Guerrero. As of today, One Serendra recognizes you as the buyer of Unit 18-B."

He handed over a stamped acknowledgnt receipt, his signature bold across the bottom. "Congratulations. You now own a premium piece of Bonifacio Global City."

Tiffany was still frozen, her wide eyes darting from Timothy to the paper, then back again. It was real. He had actually just paid twelve million pesos like it was pocket change.

Timothy took the receipt calmly, slipped it into the folder, and exhaled as though a great weight had been lifted. He glanced at Tiffany and offered the faintest of smiles.

"It’s official," he said. "This is going to be Mom’s new ho."

"She will be proud," Jacob said.

"I know, I’m going to call her now."

"Sure."

Timothy stepped away from the dining table, pulling his phone out again. His thumb hovered for only a second before pressing his mother’s contact. The line rang once, twice, and then her familiar voice answered.

"Timothy? Did you eat already? I’m cooking dinner."

He smiled faintly, his eyes drifting to the wide windows that frad the skyline. "I haven’t. I just wanted to tell you... I’ve got a surprise for you and Angela. Sothing big."

"A surprise? What kind?"

"You’ll see tomorrow," Timothy said. "Just be ready. Everything’s about to change."

"Okay," his mother chucked.
